Many buyers are attracted to this area for its resort type living and the wide selection of modern condo buildings.  In fact, there are  30+ buildings to choose from.  With such a selection, how do you decide which of the Humber Condos best suits your lifestyle?  Well here’s few things that you may want to consider.

How good is the status certificate

The status certificate defines the overall financial health of the condo. It outlines how much is in the reserve fund to handle building repairs.   Not all Humber Bay Condos have a healthy status certificate.  It’s wise to have your lawyer review this before selecting a building.

How big are the units?

The trend in new condos has been higher buildings with smaller units.  If you’re looking for lots of space, you might want to consider some of the older buildings in Humber Bay.   Units in the older buildings can be double the size of the newer ones.

How about the maintenance fees?

Maintenance fees vary building to building.  Typically older building has higher fees to cover the need for more repairs.

Is the building pet-friendly?

Many of the Humber Bay Condos allow for pets.  Many have restrictions on how many and what kind of pets are allowed.  It’s good to know if Fido is welcome.

What are the amenities?

Amenities vary building to building.  The cost of the amenities is built into your maintenance costs.

Are the waterfront views here to stay?

Some waterfront views are disappearing with new condo construction.   It’s wise to understand what new buildings are planned around your condo to ensure that your waterfront view is here to stay.

Who lives in the condo? 

Every building will have a mix of renters, owners young professionals and retirees. The concierge is a good source of info on who lives in the building.

How well run is the building?

The management that runs the buildings are all different. Some are more friendly, others are more strict.  It’s a great idea to ask people in the building what they like and don’t like about living in the condo building.  You’d be surprised what you can learn in one elevator ride!
