Many west-end neighbourhoods close to the core have their waterfront views blocked by the Gardiner. Mimico, on the other hand, is south of the highway and right on the lake. Mansions make up much of the lakeside real estate, but the area has abundant bungalows and two-storey homes with generous yards at a variety of price points. For first-time buyers and empty nesters, condos are springing up in this desirable area. The boundaries for Mimico are from Islington Ave. to the Humber River; from the Gardiner Expressway to the lake. Price points continue to increase even though I believe it stills offers great value.

Mimico’s overall feel is a small town in the big city. Many clients that have recently purchased in Mimico did so because it offered something unique. They could imagine raising their families in this area. New restaurants, shops and new amenities are popping up every day.
All this with an easy commute to downtown Toronto on the Go Train.
