A final walkthrough is an inspection performed anywhere from a few hours to a few days before your house closing. Its primary purpose is to make certain that the property is in the condition you agreed to buy — that agreed-upon repairs, if any, were made, and nothing has gone wrong with the home since you last looked at it.
Items to check during your final walk-through before closing
- Turn on and off every light fixture and make sure they work
- Run water & look under sinks for leaks
- Test all appliances
- Check garage door openers if they exist
- Open and close all doors
- Flush toilets
- Inspect ceilings, wall and floors
- Run garbage disposal and exhaust fans
- Test heating and air conditioning
What it’s not
- A home inspection. Any opportunity for you to negotiate with the sellers to do repairs
- Time to focus on planning where you’re going to put your furniture
- An opportunity to start moving things in!
