The Queensway, also commonly referred to as Queensway Village, is one of South Etobicoke’s most established and evolving residential neighbourhoods. Homes & Neighbourhood Character

The Queensway real estate market offers considerably more variety than many buyers initially expect.

Original housing includes distinctive post-war Veterans’ Homes, brick bungalows, 1½-storey homes and traditional detached houses, many situated on mature lots with private driveways and established backyards. Some have been carefully maintained in their original form, while others have undergone substantial renovations and additions.

The neighbourhood’s housing history is particularly visible around Queensway Park and Uno Drive, where many of the original homes were constructed during the immediate post-war period. Built primarily in 1945 and 1946 from standardized federal housing plans, these modest 1½-storey houses were created as part of a larger effort to provide homes for returning Canadian veterans and their families.

Increasingly, original homes throughout The Queensway are also being replaced by larger custom-built residences. This has created an evolving streetscape where small post-war houses and bungalows sit alongside thoughtfully renovated homes, substantial additions and contemporary new construction.

For buyers, that variety creates opportunities ranging from an original home with renovation potential to a completely rebuilt custom residence.

The Veterans’ Homes of Queensway Park

One of the most interesting chapters in The Queensway’s history can still be seen in the streets surrounding Queensway Park.

Approximately 200 homes were constructed in this pocket in 1945–46 using plans provided by the federal government. The development was created as Canada faced an urgent need for housing for servicemen returning from the Second World War and their families.

The original Veterans’ Homes were typically modest 1½-storey houses with steeply pitched roofs, simple façades and efficient floor plans. The main level generally contained the principal living spaces and one bedroom, with two additional bedrooms upstairs.

The neighbourhood’s physical design was distinctive as well. Rather than a conventional street grid, homes were arranged along curving residential streets and cul-de-sacs surrounding Queensway Park, creating the intimate residential character that remains recognizable today.

Many of these homes have since been renovated, expanded or replaced, particularly around Uno Drive and the streets surrounding Queensway Park. However, examples of the original housing remain and provide a visible connection to the neighbourhood’s post-war beginnings.

Today, this pocket represents an interesting blend of Etobicoke history and contemporary residential development, with original Veterans’ Homes sitting alongside renovated properties and increasingly substantial custom builds.

An Evolving Condo & Townhome Market

The Queensway has also emerged as an important condominium redevelopment corridor in South Etobicoke, adding a very different dimension to a neighbourhood historically associated with detached homes.

Recent developments including Reina Condos, Qube Condos, The Dalesford Condos and newer condominium development around Berry Road and Neighbourhood Lane have introduced modern apartments and additional housing choices throughout the community.

Townhome development has also become increasingly prominent. The Dalesford Road and Brussels Street area, in particular, contains substantial townhome communities that offer an alternative for buyers looking for more space than a typical condominium without the maintenance requirements of a traditional detached home.

Continued redevelopment along The Queensway itself is gradually increasing residential density and bringing new residents, businesses and investment to the corridor.

This evolution has broadened The Queensway real estate market considerably. First-time buyers, families, professionals and downsizers can increasingly move between condos, townhomes and detached houses while remaining within the same community.

Distinctive Areas Within The Queensway

Queensway Park & Uno Drive

Centred around Queensway Park, Uno Drive and the surrounding curved residential streets, this is one of the most recognizable and historically significant pockets within Queensway Village.

The area’s collection of post-war Veterans’ Homes and its unusual network of curved streets and cul-de-sacs give it a residential character distinct from much of South Etobicoke. Queensway Park sits at the heart of the community and has long served as an important gathering and recreation space for local families.

The housing has evolved substantially over time. Original 1½-storey homes remain, but many properties have been renovated, expanded or replaced with larger custom residences. As a result, the pocket provides a particularly clear example of how The Queensway has evolved while retaining elements of its original neighbourhood character.

Dalesford, Grand Avenue & Humber River

The eastern portion of the neighbourhood around Dalesford Road, Grand Avenue and surrounding streets offers a notably different housing mix, including detached homes, established townhome communities and newer condominium development.

The large townhome communities around Dalesford Road, Grand Avenue and Brussels Street have become an important component of the local housing market, while newer condominium development has added further variety.

Parts of this eastern section also benefit from proximity to the Humber River valley and surrounding parkland, giving residents convenient access to trails, natural areas and the broader waterfront green-space network.

Its location close to The Queensway and Gardiner Expressway also makes this an especially convenient pocket for commuters.

Central Queensway Village

The residential streets surrounding Royal York Road and The Queensway represent much of the traditional heart of Queensway Village.

Here, original bungalows and post-war homes increasingly sit alongside extensively renovated residences, additions and newer custom builds. Mature trees and established lots help preserve the residential character even as the housing continues to evolve.

Residents are close to Queensway Park, neighbourhood schools and the growing collection of restaurants, cafés, shops and services along The Queensway.

Islington & Western Queensway

Toward Islington Avenue, the neighbourhood offers another mix of established detached homes, newer residences and residential development.

This pocket benefits from convenient access to Islington Avenue, The Queensway’s commercial corridor, nearby Bloor Street amenities, major retailers and employment areas while remaining connected to the quieter residential streets that characterize Queensway Village.

The diversity of housing makes The Queensway real estate market particularly interesting.

Values can vary considerably depending on lot size, street, renovation quality, house size and proximity to parks, schools and major roads.
